13 tips for sellers

You can play an important part in the timely sale of your property. Here’s a bakers dozen of tips that could put a whole lot more dough in your pocket at the end of the day!

1. Select the best agent and price your property correctly from the start........

Read this website so you’re armed with the relevant information needed to make the most informed decision you possibly can. This is the biggest tip I can give you to save you both TIME AND MONEY when selling your property. If you know an agent that has better systems and processes in place to GUARANTEE you the best possible price for your property - I will stop asking you for your business! Quite often - it's not what an agent does- it's what they don't do that could cost you thousands of dollars. Interview several agents. Ask them to show you their feedback reports for the last five properties they have sold. Inspect what you expect.

2. You know what they say about first impressions......
Outside - A well-manicured lawn, neatly trimmed shrubs and a clutter-free entrance will welcome prospects. It might also be worth considering external cleaning of your house and roof – as well as removing any leaves in the gutters. A regular gardener for the term of the marketing campaign may not only reduce your stress levels, but it could also just give your property the edge over the competition.

Inside - A good spring clean and de-clutter is a good idea before putting your property on the market. A self storage unit for the term of the marketing could be the answer or a garage sale for those unwanted items. If I have my way you’re going to have to move it all in 33 days or less, anyway! If you’re worried about time, hire professional cleaners or painters to get your house ready if required. You may also consider having a cleaner come through (just before scheduled inspections) for the duration of the marketing campaign.

3. Don’t be a drip. Turn on the lights.....it’s showtime!
If taps leak and lights don’t work I start to wonder what else is wrong that I can’t see. Take a walk around your house and let me know if any bulbs are broken – and I’ll bring some replacements around! A plumber or handyman can usually fix all of your leaky taps in a jiffy. If you hire a handyman – make a list of things that have been bugging you for years (like sticking doors or a broken louvre) and get it all done at the same time.

4. Common sense prevails.
I think it’s an urban myth that criminals see open houses as a great way to case your house. Whilst I’ve never had an issue (perhaps because of my imposing physical presence) it is worth putting portable items (Ipod’s, camera’s etc) and any cash out of sight during inspection times.

5. Make Space for Space.
Potential buyers are looking for more than just comfortable living space. They’re looking for storage space, too. Now’s a good time to box up those unwanted clothes and donate them to charity or to take a trip to the dump with that unwanted clutter.

6. Clean up.......literally!
Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers (add that to the list for the handyman!!). A new set of towels and washers for display during the inspection times is a good way for your bathroom to look at it’s best – and you get to keep the props!

7. Cook up a good deal.

It goes without saying that the kitchen is one of the most important rooms in the house. Uncluttered benchtops and fresh smells are the order of the day. Take out the garbage, percolate some coffee or put a loaf of bread in the oven. A bowl of fresh fruit or flowers wouldn’t go astray, either. A clean sink and tidy pantry will also create a good impression.

8. Create Dream Bedrooms.
Move furniture to make the room look its biggest. Take out any unnecessary items. Buyers usually judge the size of the bedrooms by spending 3-5 seconds peering in each doorway. Now’s a good time to show off your best bedspreads.

9. Open up and let there be light.
Let the sun shine in! Pull back your curtains and, weather permitting, open your windows and let the fresh air in so prospects can see how bright and fresh your home really is. Ideally, all lights should be on during the inspection – especially for evening inspections.

10. Take a walk.
Potential buyers often feel uncomfortable when the current owner is in the house. If at all possible it is recommended that you take a walk if you’re home during the inspection time.

11. Be petsmart.
Dogs and cats are great companions, but not when you're showing your home. If at all possible, have someone take the dog for a walk during inspection times. Food bowls and litter trays are a major turn off for many buyers so putting them out of sight is recommended.

12. Think Volume and mood
A good agent will ensure that appropriate music is playing during inspections.

13. After hours visitors

It doesn’t happen often – but if a buyer knocks on your door it is best to give them my card and suggest that they call me. If an agent knocks on your door please be sure to get their card. I will be more than happy to call them personally to arrange a private viewing for them and their (often mythical) buyers. I will also confirm my willingness to split the commission for any buyers they may have.
